Requirements

  • Potential homebuyers might be dealing with poorly built, unhealthy, damaged or inadequate housing. Alternatively, they may have a rent that they cannot afford, or be living in a home that is inaccessible for their disabilities.                         
  • Our homebuyers put in hundreds of hours of “sweat equity,” which means they help build their own home and the homes of others in our program and volunteer at the ReStore. These required hours also include classes in personal finances, home maintenance and other relevant topics to help ensure they are prepared for the demands of owning a home.
  • We offer homebuyers an affordable mortgage. Those mortgage payments are then cycled back into the community to help build more affordable homes for other deserving families.

Additional Requirements

You must also:

  • Be a legal resident of Calhoun or Cleburne County for a minimum of one year
  • Have no more than $2500 in collections
  • Have a debt-to-income ratio of 10% or less
  • Not currently be in bankruptcy/have been discharged no less than 2 years prior to date of application submission
  • Not currently have a mortgage or be in foreclosure
  • If you are pre-approved, be able to pay a non-refundable application fee as the applicant/co-applicant and for household members 19 years or older
  • If you are approved, be able to make a $500 down payment 


Required Documents (only if you are pre-approved):

  • Complete and honest application
  • Last 3 months of ALL bank statements (checking, savings, prepaid/government paid statements)
  • Copy of lease/rent agreement
  • Copy of driver’s license or federally issued ID
  • Social Security cards for all household members
  • Copy of the last 3 months of pay stubs from all family members 19 years and older
  • Copy of last two tax returns
  • Copy of income statements other than pay stubs (SS, SSI, SSDI, TANF, VA, Pension, etc.)
  • Proof of legal guardianship (if applicable)
  • Birth certificates for all minors


Important Items to Consider

  You must be able to answer “yes” to all statements below:

  • I agree to live where CCHFH has land to build (if applying for a new construction).
  • I am at least 19 years old and legally able to enter into a contract.
  • I have resided in Calhoun or Cleburne County for a minimum of one year prior to applying and will show proof of legal residency.
  • I am a U.S. citizen or permanent legal resident.
  • I am unmarried, cohabiting, or married but not separated. (If married, your spouse must also apply jointly with you.)
  • I have not had a bankruptcy discharged in the last two years and have not had more than one bankruptcy.
  • I have no liens or judgments that cannot be cleared before closing on the home.
  • I have not had a foreclosure finalized in the last two years and owe no deficiency balance from a prior mortgage.
  • I do not currently own a livable home or have an existing mortgage balance.
  • I do not qualify for a loan through a conventional bank.
  • I have no pending criminal cases and no disqualifying criminal history in my household.
  • I am not a registered sexual offender and do not have a sexual offender who is or will be living in my home.
  • I have been employed in my current job for a minimum of one year. If I have been at my current job for less than one year, I was at my previous job for at least one year and will provide contact information for my previous employer.
  • I have had my source of income (SS, SSI, SSDI, TANF, VA, Pension, etc.) for at least 12 months. (if applicable)
  • I am self-employed and will show proof of a business license, income tax returns and year-to-date profit loss statement. (if applicable)
  • My family size does not exceed six household members (this is to prevent overcrowding based on HUD recommendations regarding square footage per person per home).
  • I am the parent/legal guardian for all minors who will be living in the household.
  • My total annual household income does not exceed the limit for my family size.
